Am I restricted to the amount of time I may use the residence? Yes, there will be a restriction, set at 28 days which will enable the hotel to maximize investment returns for the suite owners as well as enjoying the lifestyle benefits. Will I own a specific unit or a share of the development? A specific unit, with strata title certificate of ownership. Do the properties come fully furnished? Yes, all units are furnished to a luxurious and exacting standard. What if there is a tsunami or earthquake or terrorist events in Indonesia, what will happen to my property? Indonesia is located in a geographically volatile area, although earthquakes and tsunamis of a magnitude sufficient to negatively impact the hotel are very rare. Full insurance to the property is provided by the hotel/developer, so such an unlikely event will have limited impact. Terrorism is a global issue that can affect London, New York or anywhere. As an owner you will have access to all of the hotel facilities. What is the ownership structure? The ownership of Anantara Seminyak suites is on a fully legal and accepted strata title, suitable for both Indonesian citizens and foreigners. Additionally for foreigners the Developer is able to offer a 10 year lease term. Am I free to sell at any time? As an owner you are able to sell at any time subject to a small administration fee. What is the payment structure? The payment structure is as following: US$ 10,000 reservation fee, followed by 30% of the sale price (minus reservation fee) within 1 week of signing the sale/purchase agreement. Thereafter, 70% of the sale price to be paid one month after the second payment. What local or international taxes will be applicable? Indonesian law stipulates that a tax of 10% of the purchase is payable upon transfer of ownership. Are the residences fully insured? Yes, the hotel and all units and facilities within it will be fully insured. Is there a guaranteed yield for the properties?
